GMAT 2011: What to Expect From the GMAT Exam in 2011

Recently, the Graduate Management Admissions Council (the authors of the GMAT exam) announced that a new section would appear on the GMAT in 2012. This section, Integrated Reasoning, is currently under development by the GMAC. However, for the time being, the GMAT exam in 2011 will retain the same format it has had since it switched to a Computer Adaptive Test in 1997.

That being said, students who take the GMAT in 2011 should be aware of some broad trends. First of all, the median GMAT score has been trending upwards in the past five years; currently, the median GMAT score is 540. Interestingly, this upward trend has been observable since 2005; in the previous five years, the median GMAT score remained steady at 520.

I can think of two possible explanations for this trend. First, 2005 was the year that Pearson VUE took over administration of the GMAT exam from ETS. In 2009, 263,000 examinees took the GMAT, compared to 200,000 in 2005. This represents a CAGR (compound annual growth rate) of about 7%. At this rate, the GMAT 2011 will have just over 300,000 examinees. However, it should be noted that historically, the number of GMAT examinees increases most rapidly during economic recessions. This seems to be true in the latest economic cycle. In 2006 GMAT test-takers only increased by 4,000, while in 2008 and 2009 GMAT examinees increased by more than 20,000 each year.

One ratio appears to be holding constant. Since 2000, the ratio of male to female examinees on the GMAT exam had held steady at 60/40. Since this ratio has held steady for the past ten years, it is likely that it will be roughly the same for the GMAT 2011.

Overall, since the new section of the GMAT exam won't be added until 2012, current test prep materials remain valid. Students certainly should not delay taking the exam until 2012 because of the new section. The right time to take the exam is when you can devote 2-3 months to studying, while leaving yourself with ample time for application essays and recommendations.

We need to listen to our clients and fully understand why they are here to see us. When the middle aged lady is here to see you to lose weight, get healthy and 'feel good', what does that actually mean? You need to be digging a bit deeper here. Summer is upon us and people want to feel comfortable taking off their shirts and walking down the beach. That's what it means to 'feel good'. We have to paint that picture for our clients for this, and only this, is truly going to motivate them. The very first step in customer service is to know why your customer is here to see you. Keep on asking yourself "why" until you've hit the core reason. This will also help with motivating your client outside of the gym. Once you have found their 'why', use it at all times.

How this relates to free advertising? As you gain happy customers and they feel that you truly care for their success, your business is going to grow. There's a catch though. This is not going to happen on its own. The way to grow your business and not have to spend a dollar on advertising in the newspaper is to ask for referrals! You can see why it's important for us to first have a happy customer. Now you can ask, "You know Sandra, I looking to grow my customer base, do you have any friends who would be interested in my service?" And here's a little tip after asking for the referral - keep your mouth shut! I've seen it too many times where trainers then interrupt the client by filling in the 'awkward' silence and then moving away from the topic. Ask and you shall receive. When people are happy with your service, they will actively seek out new clients for you.

This means we have some work to do. Whether you are a new trainer or a seasoned pro, call up your past clients, friends, and relatives and let them know that you are actively building your customer base and would like to ask if they know anyone who might be interested in; losing weight for the beach this summer, or any other of your core focus you have. This is where you have to be specific! Paint a picture of that person you would like to work with. The key here is to ask for the referral and not seek out business from them. Chances are they know what you do and don't want to be pitched to. This also alleviates any pressure on you.

2011 Czech Republic Property Forecast

Introduction

We are headed into the final days of the 2010 calendar year and it is a good time to look back on the property market and see how things went when weighed against what our expectations were in 2009.

Our 2010 forecast predicted a 5 to 7% increase overall in the year. Although numbers are not in for the fourth quarter, it looks like the market did not make this much advance and will end the year largely stagnant. Some reports indicated that the 3Q was seeing stronger movement and demand and this seemed to continue into 4Q.

Well things certainly look more rosy for the property market overall in 2011 than 2010 did. Does this mean we predict prices to grow even more? Well, although we expect it to be a stronger market than 2010 there are still some negative factors which will weigh on the prices.

The two new factors we feel will play into property prices in 2011 are both the large inventories of unsold new flats which developers currently hold as well as upcoming greater number of foreclosures by banks and the subsequent selling of properties at substantial discounts.

Most of the other factors bode well for 2011.

Economic Recovery in the EU and particularly Germany (+)

The EU and Germany in particular seem to have avoided the dreaded double-dip, the threat of which hung over our heads through much of 2010.

Although the EU's growth has been lacklustre, Germany has been a gem with Q3 having 3.9% y-o-y GDP growth. This is a very positive indicator for Czech Republic since nearly one third of all goods produced in Czech Republic are sent over the border to Germany.

Although Germany's 2011's growth is currently predicted to be more tempered than 2010, it will certainly be a top performer in the EU.

Foreign Direct Investment (+)

With 2009's FDI being about half of 2008's it is not surprising to see 2010 post big percentage increases over 2009.

By the end of 1H 2010, for example, FDI was reportedly 48% higher than 1H 2009.

It seems that this trend may continue to increase and again show healthier numbers of previous years but still off the peak of 2007/2008.

The crisis had the effect of dampening wage increases, making Czech Republic more attractive for companies which need access to European markets and also a relatively cheap but skilled work force.

An indication of this increased investment in Czech Republic is the increased office and industrial space take-up that we have seen over the last months.

Much of this has been reported to be by existing companies which are expanding their operations in the country. This is an indication that the Czech arms of international businesses are money-making parts of the overall picture.

According to a report from Jones Lang LaSalle, the industrial market is leading the upward trend with the take-up levels in Prague for the first half of 2010 being greater than that of all 2009 combined. The vacancy rate is reported down 14.1%.

Recently there was a chart from Jones Lang LaSalle published which indicates at which point in the real estate cycle the office rents are for each city. The chart depicts the situation as of the end of June 2010 and it was indicated that at that time the prices were close to bottoming out.

King Sturge predicts a 10% increase in commercial real estate transactions as interest in offices and shopping centers increases according to Reuters articles.

Of course, the effect on the residential market will be delayed as the effects of more jobs and a growing economy takes time to flow through to the bulk of the residential property consumers.

Developers With Large Unsold Inventories (-)

At the end of the property 'gold rush' there were many new apartment projects built on speculation. Construction costs and land costs for the developer were all at a premium.

For the unfortunate developers whose projects completed in 2009 or early 2010 this means they paid top dollar for the construction but the market was no longer there to resell the flats at the same premium.

The result of this is that many developers are sitting on large stocks of unsold new property, currently unwilling to go down in price. The number of these flats in Prague alone is estimated to be around 3500.

Although the number of flats being held is not huge, we feel that developers will need to lower prices in order to move there flats and this will have a negative effect on property prices in 2011.

Foreclosures by Banks and Unloading Inventory (-)

There was an increase in foreclosures in 2010 estimated at about 10% more than in 2009. However, this is much less than was originally estimated and overall the economic hardiness of Czech households has been very good.

Our conversations with the banks we cooperate with indicate that the number of foreclosures will continue to increase in 2011.

Again, the same as with the newly built stock that developers are holding, the amount of flats are not large enough to make a big impact on prices but will for sure be a dampening effect in 2011.

Wages & Unemployment (+)

In 2009 it was predicted that unemployment would surpass 10% in 2010. However, it stayed just under with the peak measurement being 9.9% in February 2010. Since then it has improved to around 8.5% as of the writing of this report. Estimates see it decreasing to 7.5% in 2011.

The employment situation has remained resilient and this, we feel, will be a strengthening factor for the housing market in 2011.

Wages themselves grew in 2010 which was better than the stagnation of 2009. However, it is estimated to end the year at growth of about 1.5% after being adjusted for inflation.

Although this is not very much, it does show that the purchasing power of households is increasing. This also increases family's abilities to take on mortgages and save for down payments.

The wage increase will be a slightly positive factor for the housing prices in 2011.

Overall Economic Health (+)

At the end of 2009 it was predicted that Czech GDP for 2010 would fall around 0.8%. The current forecast is for the year to end at around 2.2%, so much, much better than forecast.

If this trend of excessive pessimism (it is not socially acceptable to err on the side of optimism these days) is correct that means the current predictions of 2% will also fall short of the actual.

Good numbers like these do much to bolster citizen's confidence that the crisis has been averted and they can be sure to have a job and growing income.

This confidence translates into upward pressure for the housing market.

Rents (+-)

In 2010 we saw rental demand stagnate in most areas with a small increase in demand in optimal locations.

At the start of 2011 rent controls for about 450 000 flats in Czech Republic will be finished, allowing the owners to demand market prices for them. What do we expect this to do to market prices overall?

We expect that this will bring a stronger demand on smaller and cheaper rental apartments while larger apartments may fall in rental prices. This is due to the fact that many tenants will look for apartments which matched what they were paying under rent control, even though this means reducing the size of their apartment.

We feel that any movement (if there is any) in rents during 2011 will be muted and have little effect on property sale prices.

Currency Trends (+-)

The CZK has strengthened considerably to the EUR through 2010 and we don't feel it will have any further effect on the Czech property market in 2011.

Government Budget Deficit (-)

In our 2010 Czech Property Forecast we had felt that there was a strong likelihood we would see an increase in corporate tax, property tax and/or a capital gains tax on property because of the budget deficits the government was running.

So far there have been small increases in property taxes but not in a way that would affect home owners or have any impact on prices.

However, with budget cuts for 2011 being very timid, there will still be need to make more drastic steps in the future to make ends meet, something that even President Klaus has recently admitted.

We feel there is a very strong possibility that new tax measures could be introduced in 2011 which would negatively affect property prices. For sure we wouldn't see tax changes which would have any positive effect on housing.

Conclusion - Short-term (2011)

When looking at 2011 we feel that the positive factors on the market slightly outweigh the negative and we will see a net growth in property prices over 2011.

How much would we expect to see?

We would expect to see a maximum of 3% year-over-year with much of the growth coming in the spring.

Last year's spring growth had been stymied by an election which had everyone nervous about the future of their jobs and the economy. These will not be a factor this spring.

Conclusion - Longer-term (2012 to 2013)

Many of the negative factors which will affect growth in 2011 should be more stabilized the end of the year such as the government budget deficit, developers unsold inventories and bank's foreclosures.

With these negative factors out of the way and the economy continuing to grow we would expect property price growth to increase to the range of 5% per year in 2012 and 2013.

What makes Wegmans so formidable? They learned their brand lessons well and are playing brand hardball. Borrowing on the specialty marketers like Whole Foods, Fresh Market and Bread & Circus, and the upscale brands of Four Seasons and Ritz Carleton, they recognized that brands that differentiated the customer enabled these brands to become destinations. They became a magnet for those seeking specialness, specialty, high quality foods, and experience -- within a geographic area. When the shopper believed they were a more discriminating shopper(what we call a Brandface),these shoppers were willing to inconvenience themselves by traveling a greater distance to satiate that self-identifying need. They would also be willing to pay higher costs for that same self-identification.

Remember that brand, the kind of brand that makes a category player a destination, is not a description of the store, it is the self-description of the customer -- who they believe they are. The greater the store's ability to satiate that self-description, the more powerful the brand. Does the Harris Teeter or Publix shopper believe they "have arrived" when they shop? Do they see themselves as smarter, mores discerning and erudite? Not according to Harris Teeter or they would not need to build a new market every 1.8 miles!

Think Differently

Wegmans took the lessons from Fresh Market and Starbucks and recognized that the modern grocery shopper wanted to have an experience when they shopped. They believed that shoppers wanted to have access to and be surrounded by "the world of fine choices" even when they were simply shopping for Campbell's Soup. The baby boomers, Gen-x and Gen-y customers believe the shopping experience should be as entertaining as utilitarian and that the yearning fordiscovery was woven into the fabric of their being.

Does it cost more to create a Wegmans than it does a Lowes Foods? You bet it does. It requires an investment in brand, brand management, architecture, interior design, customer anthropology, and world-class buyers. However, these costs are dwarfed by the short term solution of the escalating construction costs of duplicating sores in repeated markets within saturated residential areas.

The Category's Problem

Why then, is the supermarket category so stale and delinquent in its own space? It is not because they lack talented people or smart planners. It is because they have bought into an old and stale idea of brand. They have come to believe that they can differentiate themselves from the competitive set by restating generic category descriptions like fresh, quality, selection and fair prices. They think they can OWN a position that is the providence of the entire category... like, "the beef people."

Where is the Future?

What does this mean for the future of the category? It means the stakes are being raised because the category is demanding more. The real problem for the major players can be found in the existing store space. The sooner they invest in their brands, the better for their shareholders because an investment in today will ultimately cost less than a forced investment tomorrow. Experience and discovery has as its table stakes; larger more open square footage, broader specialty departments, and an understanding of the preceptive fabric of the target audience. This means existing store locations may be inadequate in the future.

Bigger is not necessarily better, it is only better when bigger incorporates entertainment, discovery and experience. Time has always been a fascination for mankind although it has only been recently, thanks to the work of Albert Einstein and others, have we have begun to understand exactly what it is.

However, despite our lack of understanding, people have been preoccupied with measuring the passing of time.

Traditionally, due to concepts such as farming and religion, the measurement of time has always been based on the movement of the Earth around the Sun, understandably as the planting and growing of crops is seasonal. Also the movement of the moon has been used to measure the passing of time which has traditionally meant our calendars have been divided by the number of days the Earth goes around the Sun (365) and how long it takes the moon to circle the Earth (28).

However our calendars have always faced a fundamental problem in that the moons orbit or 28 days can be divided by seven days of a week, seven doesn't go into 365. Furthermore the Earth takes six hours more than just 365 days to circle the sun.

This caused tremendous problems in the early days of calendars as the Roman, Julian Calendar did not account for enough leap years and farmers soon found themselves unsure of the correct day to plant crops (as summer was slowly becoming winter and vice versa).

Fortunately the Gregorian calendar replaced the Roman calendar and the number of leap years increased to keep the seasons in line with the calendar.

The main use of calendars was to keep track of events such as harvest and religious festivals however when it came to day-to-day timekeeping accuracy didn't start until the development of the clock in the middle-ages.

Clocks meant for the first time people could know exactly what time of day it was and would no longer have to trust observations and comparisons to measure daily time such as 'the time it takes to walk a mile' or 'when the sun is at its highest. Timescales were also introduced allowing the hours in the day to be aligned with the movement of the Sun so noon would be the day's zenith.

Following mechanical clocks, electronic clocks soon became favoured as they were far more accurate but it wasn't until the development of atomic clocks in the 1950's that true accuracy became possible.

After the atomic clock, that are accurate to within a second every million years, it was discovered that the Earth itself is not a reliable time source. The Earth slows in its axis, albeit minutely, but if nothing was done to compensate eventually in a several millennia a day would become night and vice versa.

A new timescale called UTC (Coordinated Universal Time) was developed to compensate for this, it was based on the time told by atomic clocks but compensated for the slowing of the Earth by adding Leap Seconds every year or so.

Atomic clocks and UTC have meant that technologies, such as the Internet and satellite communication have now become possible. Now computers all over the world can communicate with each other using NTP servers (Network Time Protocol). NTP servers ensure the whole world uses the same timescale and means computer networks can communicate successfully all over the world.

The Roman Calendar

With 365 days a year except for leap years, which have 366 days, our current calendar is probably the most accurate calendar when it comes to measuring the solar cycle. But did you know that the basis of our present calendar system has not always been accurate? In fact, the origin of the calendar was very inaccurate, missing about two months every year. This calendar is the Roman calendar?an ancient calendar that eventually became the basis of the Western calendar.

According to traditions, the earliest version of the Roman calendar was invented by Romulus, the mythical founder of Rome in the 700s B.C. It was originally a lunar calendar made up of 10 months, namely Martius (March), Aprilis (April), Maius (May), Junius (June), Quintilis (July), Sextilis (August), September, October, November, and December. The said calendar was made up of only 304 days, with some 61 days of winter simply omitted.

During the reign of Numa Pompilius, the first revision to the Roman calendar was made. During that time, the months of Ianuarius (January) and Februarius (February) were added, making it a 12-month calendar of 355 days. To align the calendar with the solar year, a leap month of 27 days was also introduced. The inclusion of the leap month, which was called the Mensis Intercalaris, in the regular calendar year was decided by an official called the pontifex maximus, although such inclusion usually happened in alternate years.

While the Roman calendar shifted from lunar to solar during the reign of Pompilius, the months of the calendar remained lunar. Advent calendars are brilliant for counting down the days to Christmas. Every morning you have the fun of finding the next door and seeing what's hiding behind it. Chocolate calendars are very nice with a chocolate treat behind each door. You could make your own calendar. The best thing about making your own calendar is that you can put your favourite thing behind each door, or perhaps you could put the gifts you are most wanting Santa to bring you behind each door.

All you need is...
Felt tip pens, paints or pencils, PVA glue, thin card or stiff paper, magazines and catalogues and two print outs from the Santa's Postbag website, the link is below. You need a calendar front and a calendar back.

Take the 'back' print out, it is covered in 25 squares. Each square corresponds with a door on the front print out. Cut out pictures from the magazines and catalogues and stick them onto the squares. Don't worry if the pictures hang out of the boxes a little, it wont bee seen later. Leave this to one side to dry.

There is a choice of two print outs for the calendar front. There is a Santa calendar and a Rudolf one. Print one out and colour or paint the picture on the front of the calendar. If you choose to paint it, you will need to let it dry out before you continue.

The front of the calendar needs to be stuck to thin card or stiff paper. Sugar paper would be ideal. Cover the whole of the sheet in a thin layer of PVA glue, and stick on to the card or paper. Allow to dry.

Each door on the front of the calendar needs cutting. You need to be very careful, and cut 3 sides of each square. The doors could open to the left or to the right, or upwards or downwards, whatever way you choose.

To cut the doors is a bit tricky and younger children may need an adults help.

Put a ball of plasticine or Blu-Tack on the table, and place your picture on top of it where you want to make the hole, at a corner of a square would be good. Push a pencil through the paper and into the Blu-Tack or plasticine. This will give you a hole to get the scissors into to cut the door. Cut around all 25 doors.

Stick the calendar front to the back (The sheet with the magazine pictures stuck to it) Making sure that you can see the pictures when the doors are opened.

Leave the calendar somewhere to dry.

On the first of December you an open the first door of the advent calendar, the door with number one on it. Open one door every day. The morning that you open door number 25 will be Christmas Day, when we celebrate the birth of Jesus Christ.

Installing Ceramic Tile for Yourself

The Kitchen Back Splash. Do it yourself. Hi My name is Bill and I have taught ceramic tile installation to the local community college for several years. I will attempt to do this again with my only tool being words. First preparation is the biggest part of the project. Laying out where the tile will go. This is a process of measuring what is available. Measure the available wall space. Then set 4 tile side by side like they will look on the wall. Measure the total amount of linear distance they will take up. Why? Well how you transition back to the wall from the tile is one of the most critical parts to how it looks. A full piece out at the counter or breakfast nook is preferable to a very thin piece with a cut edge right next to the dinner's eye level. Also you will need to plan one inch for the Bull nose tile. This is the tile that has a glazed transition back to the wall surface. Go into Lowes and ask some questions or visit Home despot online for some video trainings.

I will assume the breakfast nook is on our left. 1st. 1 inch bull nose tile then next 12 3/8 inches is 4 tiles you can multiply how many to cover behind the stove and the remainder of the wall. Cut pieces in the corner For simplicity your cuts should leave a tile 1 inch or larger. Note: Other tile sizes will work 6x6 are not really 6 inches that's why we measure. But each change here makes a difference in the final look. 4x by 4's can make a long wall look busy with grout seams. Choose wisely. Most people use graph paper to lay out where all the tile go. This is especially important if you plan a decorative tile over the stove in that larger space before the hood.

Installation time: take off all the switch and plug covers pull the boxes out if you can or unscrew the plugs and switches to leave ½ inch behind them. When all tile are dry you can screw them back down for a tight fit. Draw on the wall where any key pieces will go with magic marker or pencil but you will cover it. For our purposed the Pre mixed Mastic will work fine. Comb out the adhesive to leave rows with valleys like combing a child's hair you want even rows no places with a big blob. Then set your edge with the bull nose tile, and start moving across the wall with the full tiles. Cutting tile is done with a diamond saw you can rent these. If you have multiple projects you might buy an inexpensive one from Harbor Freight. But consider finding a friend and borough one. You only need to rent one for the really big tile like 12 inch cut on a diagonal because this makes an 18 inch cut across the diagonal of the tile.

Now use a grease pencil and mark tile to be cut. If you only have a few cuts you can even take them to Lowes and have the tech cut alone your lines but you better be good. Now let this all dry if you have any areas where you did not install the tile do to it is not cut yet, use a putty knife and scrape the wall clean. It is much easier to clean now while wet than after it dry's clean all your tools. And let it sit for 24 hours. Come back and mix your grout, modern grout's have dry acrylic in them already but manufacturers vary so check read the label you might have to add wet additive. Now the trowel that puts grout on the wall is a hard rubber bottom that is real smooth.

Don't mix things too wet but push the grout in it needs to go in and behind the tile to form a tee behind the tile that keeps it from coming out. This takes practice, do a 2x2 area at a time and clean up with a sponge right away. Then allow it to dry with a small film on the tile for about 1 hour and clean up again. Lastly let it set over night and clean with a dry towel. Note: how you clean up is the finished look, don't allow the family to distract you or interrupt this process with comments. Send them away.

The more you wipe with the sponge the more narrow the grout seam gets until you only have the seam. This is the biggest factor is the finished look besides your choice of tile. Clean your sponge often. Big buckets of fresh clean water are essential. Lastly stand back and admire. Before you start splashing. Seal the grout seams. Modern grout's no longer use lye and other dangerous chemicals. So they need sealed to keep out the grape juice stains. You can purchase a small bottle at your local tile store or home despot. Lucky for you there are a whole lot of online resources I hope this helps with practice you can get very good at this. It is a lot about the wrist action.

Build a Shower Stall That Doesn't Leak

Many different approaches have been used to try to build a shower stall that doesn't leak. Shower pans of lead and copper were used for several years. Mixing metal, cement and water often lead to failure, maybe at twenty years, maybe sooner. Then some installers used hot mopped asphalt over concrete with varying success. Some installers still use each of those methods.

Today there are several methods to build a shower pan that promises a leak proof shower for a long time. The promise looks good and time will tell how these various methods work.

Pea gravel or broken tiles are placed over the drain holes to keep them open. Then a special vinyl sheet is placed over the mortar layer and glued to the drain base.

The vinyl membrane is the key to the shower base. You must realize that the tile and grout surface you see on a shower floor are not waterproof. Water seeps through the shower floor and migrates down to the membrane and then down the sloped membrane to the bottom drain holes.

Above the vinyl membrane, another layer of mortar is poured to serve as the base for the ceramic tile. After that base cures, the tile is set and grouted on top even with the drain. The construction of the curb is critical too. Around the curb and in the corners of the floor are places where the membrane can crack and leak. Then the walls and ceiling are built.

Some of the modern systems available today will continue to change the way showers are constructed. Most make shower construction simpler. It still seems that for the immediate future some form of the conventional shower will still be the standard. When carefully built using modern materials, a conventional masonry shower will work perfectly for many years.
